Why a Chemical Wash Matters

Over time, dust, mould, and bacteria accumulate on the evaporator coil and drainage tray of your air conditioning unit. A standard filter clean cannot reach these deposits. Our chemical wash involves fully dismantling the indoor unit, immersing critical components in a professional-grade alkaline solution, and flushing the drainage line to remove blockages.

The result is noticeably colder air, lower electricity consumption, and a healthier indoor environment. Most customers report an immediate improvement after the first wash.

  • Dismantling of front panel, filters, and fan blower assembly
  • Chemical soak of evaporator coil and blower wheel
  • High-pressure rinse of drainage system
  • Electrical safety inspection and thermostat calibration
  • Outdoor condenser coil inspection and rinse
  • Compressor amperage and refrigerant pressure check
  • Full system test and commissioning

Chemical cleaning process on an air conditioning indoor unit

What We Inspect & Clean

Every chemical wash follows a thorough 14-point checklist to ensure nothing is overlooked.

Front Panel & Filters

Removed, scrubbed, and sanitised to eliminate surface dust and allergens.

Evaporator Coil

Chemical treatment dissolves deep-seated grime that impairs heat exchange.

Blower Wheel

Detached and soaked to restore balanced airflow and reduce vibration noise.

Drainage Tray & Line

Flushed with chemical solution to clear blockages and prevent water leaks.

Electrical Components

Switches, capacitors, and wiring inspected for wear, corrosion, or loose connections.

Outdoor Condenser

Coil and fan motor checked for dirt build-up, ensuring efficient heat dissipation.

Refrigerant System

Pressure gauged and amperage measured to verify gas levels are within specification.

System Commissioning

Final run test with temperature measurement to confirm restored cooling output.

Chemical Wash FAQ

How long does a chemical wash take?

A single wall-mounted unit typically takes 45 to 60 minutes. Ceiling-mounted and ducted systems may require 90 minutes or more depending on accessibility.

Will the chemicals damage my unit?

No. We use coil-safe alkaline cleaners formulated specifically for HVAC components. The solution is thoroughly rinsed off before reassembly so no residue remains on the fins or housing.

How often should I get a chemical wash?

Once a year is sufficient for most residential units. If the unit runs continuously, is exposed to high humidity, or has not been serviced in over 18 months, we may recommend it sooner.

Does the price include gas top-up?

Gas refill is quoted separately because not every unit needs it. During the wash, we check refrigerant levels and will advise you honestly if a top-up is necessary.

Do I need to prepare anything before the technician arrives?

Just make sure there is clear access beneath the indoor unit and that any furniture directly below is moved or covered. We bring our own protective sheets, but a little space helps us work faster and keeps your belongings safe.
